     Please review the Criteria for Rental page prior to booking a showing.  If you would like to submit a request for a showing, please fill out the form below with 4 short questions and submit your request. 

      I am available most any day 8:00 am - 5:00 pm but not for immediate showings.  I do not show after dark or after 6:00 pm in occupied units.  Please provide a couple of dates and/or times that you are available. I will respond ASAP via call or text to confirm our appointment. Faster service is to call/text me at 417-438-2519.

      If the unit is currently occupied, as a courtesy to my current tenants, I will need at least a days notice to the tenant and before 6:00 pm so as not to interfer with supper time for their family. 

     If you need to change your appointment, please call/text me immediately as I have a 20 minute commute to any of these properties.  I'll be happy to reschedule to a more convenient time.

Safety Steps for Showing During Virus

     I cannot guarantee that the current tenant has not been exposed to the virus.  If the current tenant indicates they may have been exposed or has a concern about people coming in, I will not take anyone into that unit.   Therefore, we shall take precautions when entering the premises. 

     1.  Please don't come if you don't feel well, are sneezing or coughing, or if you've been around anyone who has recently been ill.  

     2.  I will limit the number of people in the house/unit at any one time to four. 

     3.  We will all stay together and guests will NOT touch ANYTHING in the unit.  I will open/close any doors or cabinets that you wish to see into. Your children must stay with you at all times and obey these rules - better yet, don't bring them at this time. 

     4. Any precautions you feel you need to keep yourself safe, please do so.  Feel free to bring sanitizer, masks, booties, etc..  They will not be provided.  

Pet Friendly Units

If you have a pet, make sure the unit you are wanting to see is pet friendly.  If it is not noted as pet friendly, it is not and will not take a pet, no matter how well behaved you believe your pet to be.  

What to Bring to the Showing

My units are clean and ready to go.  Most units will rent fairly quickly.  If you are serious about getting in a unit, come prepared.  Items you should bring with you include: 

1.  Everyone that will be responsible for selecting your unit. 

2. A completed application (which can be downloaded here) for each adult that will occupy the unit (1 application if married). 

3.  Application fee of $35 per adult over 18 that will occupy the unit.  CASH

4.  Photo ID of everyone over 18 that will occupy the unit. 

5.  Proof of income - ie current pay stub(s), letter verifying retirement benefits. 

6.  If you wish me to hold the unit for you, I will take the security deposit upon consideration of your application.  At that point, I stop showing the unit until I either approve or disapprove you.  Applications are processed in order received.  Should I disapprove you or chose another applicant, your deposit will be returned to you.  If I approve you, the deposit will be held and forfeit should you decide not to take the unit.  Unit will not be held more than 15 days without rent commencing.
